Job Summary
This is a Temporary employment anticipated for 6 months.

Reporting to the Facilities Manager, the Facilities Tech 4/ Building Operator/ Power Engineer is responsible for day-by-day operation of the building, in order to provide comfortable work environment for each and all occupancies with the best of his/her knowledge using all available tools and equipment, taking in consideration the highest safety standard by adhering to Occupational Health and Safety regulations and best practice guidelines.

This position is responsible for the maintenance, inspection and repair of the inside, outside and exterior areas around large buildings and complexes (including the roof), as well as the various systems within the facility, including ventilating, humidifier and air conditioning, water and water treatment, heating and electrical systems. He/she checks and inspects fire safety equipment and performs grounds maintenance as well as maintenance around the inside, outside and exterior of the facilities. A Facilities Tech 4 monitors and operates electrical and plumbing systems and inspects and verifies emergency power, fire suppression and sprinkler systems, in addition to the above duties.

General Responsibilities

Operating boilers and pressure vessels under supervision of 4th class or Higher Power Engineer.
Operating HVAC System under supervision of Facilities/ building Manager.
Maintaining HVAC system under supervision of Facilities/ building Manager.
Overseeing Life safety System under supervision of Facilities/ building Manager.
Maintaining electrical System under supervision of Facilities/ building Manager.
Document all work performed and parts used by use of department CMMS software (Micromain)
Maintaining Plumbing System.
Performing General Building Maintenance.
Participate in continuous improvement initiatives (e.g. general problem solving, 5S, Safety audits, etc.).
Shut down and lockout Building equipment or electrical panels due to mechanical / electrical safety concerns.
To be vigilance and take initiative in case of security Breach or employees safety concerns
Lock or unlock areas due to safety or security concerns.
Prevent unsafe operation of any vehicles/ forklift inside the premises or parking lot.
Liaise with the fire department in the event of an alarm in the absence of Faculties Manager and backup.
Assist the Facilities Manager in overseeing in contractor work projects and activities as needed.
Racking inspection and installation.
Skills & Abilities

Proven experience and knowledge of building electrical, plumbing, automation, pneumatic, landscaping, furniture and office equipment moves, tiling & ceiling tiles, lighting, carpentry, drywall repairs and painting.
Reading and interpreting blueprints, shop drawings, work orders and schematics as well as reading and understanding code books, operating and procedures manuals, manufacturer’s specifications, log books, inspection sheets and warranties
Knowledgeable about Building and Fire Codes, the provincial Alberta Health & Safety Act, and various Acts and Codes such as WHMIS, EPA etc.
Writing clear, concise reports and service documents manually or on computer, including health and safety or environmental reports, and preparing work orders.
Selecting, maintaining and using hand and power tools.
Operating lifting devices and material handling equipment safely.
Checking and inspecting fire safety equipment, as well as maintaining electrical, air conditioning, plumbing, water treatment, ventilation, domestic appliance and laundry systems.
Maintaining and troubleshooting roofing.
Maintaining, setting up and operating arc and oxyacetylene welding equipment to plan out, organize and complete welding operations.
Inspecting exterior grounds, cleaning up and maintaining ground facilities.
Communicating and liaising with fellow workers, supervisors, contractors, clients, skilled trade people and company representatives.
Minimum Job Requirements:

Power Engineering 5th class or equivalent
Able to work at height and hold a valid “Arial Work Platform safety Training” Certificate and “Fall protection defined “course certificate.
24/7 on call on emergency/ security and after hour building operations.
Excellent communication and interpersonal skills that works well with others.
Ability to lift 75 pounds, climb ladders and see clearly at 20 feet or more.
Perform math operation, make a rough estimate and convert measurements.
Basic computer skills.
