Join the Westcorp Team!:Westcorp is seeking a capable Jr. Building Operator for the London at Heritage property in Calgary. This role is perfect for an energetic, motivated, and experienced technician capable of working independently and with a team. London at Heritage Station is a condominium property comprising 716 suites, a 2000-vehicle parkade and a commercial/retail component comprising 100,000 square feet. There is also a future development component that will include two new towers of over 600 rental units and an industry-leading amenity platform.
The successful candidate will possess their 5th class power engineering certificate. They should be able to think strategically and creatively and exercise good judgment to identify and evaluate value-creation opportunities. The property management industry is highly customer service-driven. This person must have excellent client relationship-building skills with a strong focus on exemplary customer service.

Primary Key Responsibilities:
Assist the Senior Building Operator with implementing and adhering to a comprehensive predictive and preventive maintenance program for the asset.HVAC
Fire pump and generator testing monthly operation
Lighting
Parkade system functions
Site-specific operations
Commercial operations
Administer life safety systems for efficient operation and ensure that logsheets are properly filled out and filed (emergency generator, fire panel, fire pump, elevators, phones etc.).
Perform daily site inspections and be available to respond to any general maintenance requests (i.e. doors, door hardware, painting, drywall repair, carpeting, plumbing, lighting, etc., for proper operation, wear and tear maintenance requirements, etc.)
Troubleshooting and performing repairs to prevent mechanical equipment or system from failure (i.e. filter changes, belt changes, greasing, parts swap, etc).
Assist with daily waste management system as required.
Inspect contractor work, ensuring all deficiencies are rectified in a timely manner and that the integrity of the asset is not compromised.
Complete all administrative requirements in line with Westcorp’s playbook policies, including but not limited to daily mechanical rounds, purchase orders, work orders, snow logs, etc. and keep accurate records of all work and transactions.
Prioritize and schedule all work to meet deadlines.
Respond to after-hours emergency calls and participate in the rotational on-call service.
Check and replace lights throughout the complex (interior and exterior).
External routine maintenance duties including, but are not limited to, snow removal, landscaping and general site cleanup (as required outside of contractor visits).
General upkeep to ensure enhanced property esthetics.
Deliver exemplary customer service to internal and external customers.
Execute all work in a safe and professional manner complying with Occupational Health and Safety Legislation guidelines as well as the Condominium Act.
Ensure comprehension and compliance with all Westcorp Property Management Inc. playbook policies.
Other duties as assigned by the Property Manager and Senior Building Operator.

Required Skills and Abilities:

 

ABSA Fifth Class Power Engineering certification is required.
Experience in a high-rise building will be prioritized.
Proficient knowledge of mechanical systems and HVAC operations is required.
Must have your own basic maintenance tools.
Must have the ability and flexibility to work outside regular business hours, including weekends, for on-call, as required.
Safety conscience and safety-oriented attitude.
Ability to effectively multi-task and be able to recognize and address important and time-sensitive tasks.
Strong interpersonal skills with exceptional written and verbal communication ability.
Strong ability to build a positive and professional relationship with owners, tenants, contractors and co-workers.
Highly organized, results-oriented with the ability to work independently and as a team player, and can adapt to a variety of tasks.
Westcorp is a technologically sophisticated organization that uses TEAMS, Yardi and Angus. Proficient smartphone/computer skills are a must.
Physically fit, ability to lift, carry or move heavy items.
Own vehicle and valid driver’s license required.
Security clearance is required upon offer of employment.
