CARETAKER 1 – Divisional Crew

HOURS: 8 hour shift, Monday to Friday (various shifts between 6:30 a.m. and 11:00 p.m.)

POSITION DESCRIPTION

BASIC FUNCTION: The Caretaker 1 is responsible to the Head Caretaker for the routine maintenance and operation of the school’s physical facilities. The Caretaker 1 is assigned to a location on a temporary basis for the purpose of mentoring higher skills from the Head Caretaker.

WORKING RELATIONSHIP: The Caretaker 1 reports to the Head Caretaker of the school. In the absence of the Head Caretaker, the Caretaker 1 takes charge of the physical plant and follows the direction of the Principal.

QUALIFICATIONS:

Minimum education level of Grade 12 or equivalent.
Graduation from an approved building operations and power engineering course is desirable.
A valid 5th Class Power Engineers’ Certificate fromthe Province of Manitoba.
Two years of successful experience in building operations work; including the use of web-based work ordering, e-mail and the use of computer software for personal productivity.
Must be able to give leadership to caretaking staff in an organized and effective manner.
Reading, writing and verbal skills in the English Language are essential. Individual must be able to communicate effectively in English.
Must be able to work either day or afternoon shifts and respond to emergency calls evenings and weekends.
Must have good general fitness to fulfill the representative duties of a Head Caretaker for the required shift. Must have the ability to pick up (45 lbs) and carry this weight (60 ft.)
POSITION DUTIES AND RESPONSIBLITIES

Maintains Cleanliness of the Facility

1. Cleans Assigned area according to identified procedures including sweeping, damp mopping, vacuuming, dusting and sanitizing to help ensure attractive facility.

2. Vacuums furniture, drapes, rugs and carpets and steam cleans as directed.

3. Dust and/or damp wipes furniture, desks and window sills that are free of classroom material as well as woodwork, handrails, ledges, chalk rails and equipment.

4. Cleans and disinfects drinking fountains, shower stalls, washroom fixtures and dispensers. Refills all washroom dispensers as required.

5. Cleans chalkboard brushes and chalk rails as required and ensure chalkboards are thoroughly cleaned at least once a year.

6. Empties pencil sharpeners, waste paper baskets and other garbage containers. Disposes of garbage daily into an external container in compliance with local laws and procedures.

7. Removes graffiti as soon as possible.

8. Cleans mirrors, windows and other internal glass surfaces.

9. Cleans light fixtures and replaces or cleans light bulbs as required.

10. Strips, scrubs, spray buffs and applies finish to floors as required. Ensures floors are clean, attractive and properly maintained.

11. Provides a written report to the Head Caretaker when necessary, identifying items that require immediate attention (Eg. Buzzing ballasts, graffiti, broken glass, other vandalism, etc).

Maintains Equipment and Supplies

12. Cleans and maintains custodial equipment after each use: including but not limited to mops, vacuum cleaners, auto scrubbers, floor machines etc. Reports all malfunctions to the Head Caretaker.

13. Maintains adequate quantities of custodial supplies in assigned custodial closet and requests additional supplies from the Head Caretaker.

Performs General Maintenance and Repairs

14. Supports the Head Caretaker with routine and general maintenance of the school’s heating, ventilation, air conditioning, electrical, domestic water and sewer systems. Performs checks, general maintenance and repairs and provides assistance to trades or other service personnel as required.

15. Supports the Head Caretaker by checking and servicing HVAC units and equipment on a routine basis (such as change belts, filters, grease bearings and adjust thermostats, time clocks etc).

16. Under the direction of the Head Caretaker performs assigned maintenance to walls, floors, ceilings, doors, lockers and hardware as required.

17. Repairs and/or assembles furniture, coat racks, pencil sharpeners etc. Installs furniture and equipment within the limits of ability.

18. While substituting for the Head Caretaker, may be required to file reports and/or submit requests for maintenance (which may involve using the online work order system e-mail and/or telephone communication) to the Maintenance Supervisor.

19. While substituting for the Head Caretaker, maintains a log book and record keeping system on work done. Establishes a preventive maintenance schedule and list of daily, weekly, monthly and seasonal tasks required to effectively operate the physical plant.

Performs Related Duties

20. Maintains a positive working relationship with educational staff, students and fellow staff members.

21. Visually checks the facility to ensure building security. Secures the facility and activates the building alarm system as required.

22. Provides assistance and direction to groups using space within the facility.

23. Sets up furniture and equipment for conferences, lectures, special events and other user groups as identified on permits or as directed by the Head Caretaker or Principal.

24. Monitors permit activities in assigned areas. Makes available the equipment specified on permits, ensures that equipment is returned and reports any damage or problems associated with the activities to the Head Caretaker.

25. Receives and moves shipments, equipment, furniture and supplies as required.

26. Responds appropriately in emergency situations.

27. Remains on assigned premises for the duration of shift, unless otherwise directed by immediate supervisor.

28. Performs duties as assigned and scheduled during school breaks (Summer, Christmas and Spring).

29. Reports break-ins, vandalism and emergency situations to the Head Caretaker and/or Principal.

30. Performs non-routine cleaning assignments where possible, while covering permit activities on weekends. Ensures clean up after each activity.

31. Turns off lights in areas not occupied; perform similar energy saving measures as directed in Power Smart program information for the school.

32. Must learn and use the Globally Harmonized System (HMIS) Hazardous Materials Information System and Safety Data Sheets (SDS).

33. Other related duties as assigned by the Head Caretaker.

PERFORMANCE APPRAISAL AND EVALUATION:

The formal performance appraisal and general evaluation of routine work is conducted by the Operations Supervisor in consultation with the Head Caretaker.
