Building Servicer 2 – Outbuildings

Under the general supervision of the Foreman 3, the Building Servicer 2 installs, inspects, maintains, and repairs building systems and equipment and related systems in facilities under the Division’s jurisdiction in accordance with standard maintenance practices, applicable codes and manufacturers specifications.

As the Building Servicer 2 of Outbuildings, you will:

Perform building facility inspections to ensure safe and efficient operations.
Perform various operating functions to meet prescribed regulations, safety and security requirements.
Perform first line maintenance and repairs to equipment and building fixtures, furnishings to ensure maximum operating safety and efficiency.
Maintain accurate records/reports using prevailing department software such as the Facility Management System (FMS) and the Maintenance Management System (MAXIMO).
Perform a variety of custodial functions in and around facilities if required.
Operate safely all power and hand tools as required.
Prepare reports, orders materials and supplies as required.
Respond to emergency call-out duty as required.
Supervise junior employees.
Maintain cooperative working relations with various user groups, civic employees, and the general public.
Orient new employees.
Receive and track customer complaints or enquiries.
Perform other related duties consistent with the classification and works within policies and regulations established by the City/Department.
Your education and qualifications include:

Experience in maintenance procedures of buildings, heating, ventilation, cooling systems and their components.
Experience in use of hand and power tools, and measuring instruments.
Experience operating the Computerized Building Management System (METASYS) or equivalent.
Experience as a Building Servicer in Central Control is an asset.
Ability to use work management systems (MAXIMO) or equivalent.
Ability to train, delegate tasks, and provide direction to junior employees, including demonstrating the methods, practices, and operational duties of a Building Servicer.
Ability to work independently with minimal supervision.
Ability to organize tasks and meet deadlines.
Verbal communication skills with the ability to effectively communicate with employees, building users and the public
Written communication skills with the ability to produce clear and concise documents.
Proficiency in Microsoft Office including Word, Outlook and Excel.
Knowledge of the occupational hazards and the safety precautions that are applicable to the position’s area of work.
Conditions of employment:

The successful candidate must maintain legal eligibility to work in Canada. If the successful candidate possesses a work permit, it is their responsibility to ensure the permit remains valid.
Must possess a 5th Class Power Engineer’s Certificate. 4th Class Power Engineer’s Certificate would be an asset.
A Winnipeg Police Service Level 2 Security Clearance satisfactory to the employer will be required from the applicant(s) or successful candidate(s).
Must possess and maintain a valid Class 5 Manitoba Driver’s License. The successful applicant will be required to provide a driver’s notice in force document upon request.
The successful applicant is required to provide a vehicle for transportation while on City business, subject to the terms and conditions of the City Transportation Policy.
Must possess a St. John’s Ambulance Emergency First Aid Certificate or equivalent or willingness and ability to obtain it within three (3) months.
Must be physically capable of performing all of the duties of the position, in all weather conditions. This includes, but may not be limited to climbing ladders and scaffolds, working at heights and working in confined spaces.
Ability to occasionally work evenings and weekends as required.
