Reporting to the Building Operations Supervisor, the Building Operator works at assigned building(s) in Supported and Independent communities providing residents and staff with a high-level of customer service. This position coordinates all building operations and maintenance activities, performing preventative and on-demand maintenance.
Responsibilities
Carry out the day-to-day execution of operations and maintenance programs to ensure uninterrupted resident services.
Respond to resident service requests and work orders as required while ensuring completed work meets high-quality expectations on time.
Manage third-party maintenance activities, vendors, and/or workers delivering preventative, predictive, and corrective maintenance tasks and repairs related to plumbing, HVAC, electrical, fire suppression, fire alarm, roofing, landscaping, snow control, hardscape, and security and nurse call systems, etc.
Complete minor preventative, predictive, and corrective maintenance tasks, and repairs within your domain of competence.
Conduct site inspections to maintain the properties’ general condition, appearance, security, and safety, remedying any deficiencies and documenting these inspections where directed.
Ensure unit inspections are completed accurately.
Liaise with and monitor subcontractors’ work activities to ensure compliance with municipal, provincial, and federal legislation.
Participate in project meetings.
Monitor and adjust automated systems, including electrical, lighting, security, HVAC, plumbing, fire alarm, and building management system.
Assist with creating property budgets annually, making recommendations related to services, equipment, and lifecycle planning.
Ensure all buildings comply with Municipal, Provincial, and Federal Legislation and Silvera policies, procedures, and guidelines related to operations, environmental, health, and safety.
Provide timely stakeholder communication, escalating issues and challenges as required.
Investigates accidents and prepares appropriate reports.
Other duties as assigned by the building operations management team.
Must be available to work on-call/standby after regular business hours and respond to emergency calls to provide sufficient building coverage on a rotational schedule.
Qualifications
High school diploma or GED required.
1 – 3 years of previous experience in building operations, including experience with HVAC, electrical, plumbing, building management systems, fire life safety systems, voice and data systems, and building envelope.
5th Class Power Engineering Certificate with ABSA or actively working towards a certification would be a definite asset .
• Strong mechanical aptitude. • Ability to communicate effectively and professionally, both oral and written, with all levels within the company.
Ability to allocate one’s time effectively (prioritize) and manage multiple demands with tight deadlines; works under pressure and achieve quality results.
Results and detail oriented.
Ability to positively relate to residents, staff, and co-workers.
Ability to work independently but within a team-based department.
Proven Self-starter and ability assess and self-initiate repairs to building and property.
Strong administrative and organizational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion.
Proficient in MS Office (Outlook & Word.), computer maintenance management software (CMMS), and accounting systems
Class 5 driver’s license, clean driver’s abstract, and a personal vehicle for travel with Calgary are required.
Participate in a weekly rotating on-call schedule, report to emergency call outs when needed.

Travel within Calgary is required.
Respond to occasional after-hours emergency situations during on-call shift. Carrying a work cellular phone is required.
Heavy lifting is required (up to 50lbs), including pulling, pushing, and lifting equipment.
Some exposure to corrosive and non-corrosive chemicals is required.
Frequent bending and stretching are required.
Operation of various types of equipment and machinery is required.
Working alone is required.
Working outdoors in inclement weather is required.
Hours of Work:
Rotational shift work required, including weekends. All shifts will be 8.5 hours and will fall be 1:30pm – 10:00pm.
