About the Position

The Commercial Building Maintenance role is responsible for ensuring smooth and efficient operations by performing routine maintenance tasks and providing general building services.

RESPONSIBILITY:

Responsible for the day-to-day maintenance operation of specific commercial locations including the repair and maintenance of the equipment building systems towards the objective of peak efficiency resulting in maximum tenant and customer comfort. You will provide a safe and comfortable working environment for all tenants and customers, respond to all maintenance and safety inquiries with confidence and proficiency providing solutions in a timely and effective manner, understand and maintain all integrated Fire Life Safety and Security systems, and perform daily inspections of all common and service areas. This position may include responsibility of more than one Commercial Property.

PRIMARY DUTIES:

· Working closely with the Property Manager, facilitate, oversee, and follow-up all scheduled preventative maintenance contracts and work order services.

· Perform general repairs as required.

· Assist the Tenant with maintenance requests if possible, including having contractor information available for the Tenant to utilize.

· Liaise as required with base building contractors and project managers during any site construction projects.

· Provide recommendations and implement and manage projects with respect to repairs and replacement of equipment and any capital project.

· Monitoring and control of all Fire/Life safety equipment’s.

· Implement and maintain emergency, fire and life safety plans, emergency procedures, building access controls, security systems, reports and recommendations.

· Respond to emergency situations as required (i.e. power outages, fire alarms, etc.).

· Ensure occupational health and safety best practices are implemented.

· Assist in the operating costs budgeting process.

Occasional tasks may include after hours emergency calls such as break ins, damage to the property or fire.

Basic sidewalk maintenance, ice control and shoveling during the winter. Exterior maintenance, painting, garbage control

All maintenance tasks as required from time to time.

QUALIFICATIONS:

· Minimum five (5) years’ of directly related hands-on experience with Commercial Property Management and Maintenance.

. Working in process for 5th Class Power Engineer Certification will be an asset.

· General construction and maintenance knowledge of building systems, security access, mechanical processes and functions.

· Hands-on knowledge of general maintenance and repairing building components such as lights, ballasts, plumbing, door hardware, etc.

· Physically fit enabling reasonable lifting, pushing, pulling, climbing, and walking.

· Ability to work independently and with other team members.

· Be organized including attention to details, ability to prioritize workloads and to handle multiple demands and competing priorities.

· Strong interpersonal and communications skills dealing with tenants, service contractors and suppliers.

Valid drivers license and ability to be mobile during the day (own vehicle)

· Must be bondable and able to present a clean criminal clearance check as required.
