Role Overview:

Reporting to the Property Manager, the Building Operator is responsible for providing operational and technical support as a member of an operations team. The primary objective of the Building Operator is to ensure that the assigned real estate portfolio or buildings are managed and maintained in a safe, efficient, and environmentally responsible manner.

Primary Responsibilities:

Installing, repairing, and maintaining climate control and other mechanical systems within the site.
Monitor and operate the Building Automation Systems (BAS) and various computerized control systems.
HVAC systems – regular daily inspection and record keeping of all boilers, air handling units, chiller systems, and Pumps VFD.
Contribute to the development of the ongoing Planned Maintenance Program and Energy Management Program.
Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems. Other tasks include filter replacement, fan belt replacement, and motor bearing greasing.
Perform monthly scheduled load testing on the emergency generator, initiate a quarterly, Semi-annual schedule for/but not limited to fire alarm testing and verifications as required by Insurance, Monthly inspections on Fire Extinguishers, emergency lights, and exit signs.
Perform scheduled preventive maintenance and test of the Generator and Fire Pump system.
Maintain Glycol systems – regular daily inspections and record keeping of all glycol systems. Other tasks would include Glycol water tests and maintaining axiom glycol tank controller calibrations.
Assisting the operations supervisor/Property manager and other building operators with the installation and repair of building mechanical systems
Be responsible for the upkeep and appearance of all interior spaces, with planned facility maintenance. Tasks would include changing light bulbs, painting, and minor redecoration. Repairs to all interior and exterior components, repair and installation of plumbing fixtures as required.
General maintenance including painting and, housekeeping such as sweeping, litter pick up, shoveling, and pressure washing.
Provide day-to-day suite preventative maintenance/repair as directed and required. Respond today-to-day work orders as received through the 1Valet System, and prioritize when appropriate based on code requirements, safety, and Tenants’ relevant needs.
Responding to tenant service requests in a timely manner.
Take deliveries and provide housekeeping support as required. This would include the maintenance of any equipment and assistance for specific tasks that require additional help.
Assisting with waste, recycling, and hazardous materials issues.
Ensuring the property is maintained in a first-class manner, including first impressions of curb appeal, aesthetics, safety hazards, and the welfare of the property.
Ensure all mandatory training is current and updated yearly. This would include Standard First Aid & and CPR, Emergency Procedures, SAM Training, Hazard Assessment, and relevant job-specific training.
Provide an on-call schedule (Rotation every two weeks or as defined by the Operation Manager).

Qualifications:

High school diploma or equivalent; trade school or technical training preferred.
Must have 4th or 5th Class Power Engineering certificate.
ABSA certification is critical for this role.
Relevant certifications such as HVAC/R or mechanical systems maintenance.
Strong knowledge of building systems, including HVAC, plumbing, electrical, and fire safety.
Experience with Building Automation Systems (BAS) and computerized control systems.
Excellent problem-solving skills and ability to troubleshoot mechanical issues.
Strong organizational and time-management skills.
Effective communication and interpersonal abilities.
Attention to detail and a commitment to safety protocols.
Physical ability to perform manual tasks, lift heavy equipment, and work in varying weather conditions.
