As a member of the Municipal Accommodations Division, the Building Servicer 3 (WPS HQ) works under the general supervision of the Foreman Grade 3; as a lead hand in their absence performing a large variety of duties that include:

Monitoring and operating of the Building Automation System, to adhere to the highest standards of a facility with multiple programs and disciplines each requiring strict operational guidelines for their specific location, in a fast paced and highly demanding, high stress work place environment;
Oversees that the Building Servicer 2 has completed the daily and routine inspections including regulatory inspections, operations, maintenance and repairs for a large facility with multiple pieces of specialized technical equipment and processes;
Responsible for all the daily deliverables, including confirming regulatory inspections, identifying root causes of reported concerns and arranging for subsequent repairs by the appropriate trades staff and using contracted services;
Assist and undertake repairs consistent and with the classification;
Dispatching of front-line maintenance Personnel including contractors for response to calls for service;
Operations and maintenance of life safety equipment, systems and devices;
Operating and maintaining various types of tools and completing reports and records as required;
Responding to customer service requests for internal City departments and multiple external clients including the public, acting in a courteous and responsible manner;
Assist in the training of employees;
In the course of carrying out daily tasks, the incumbent practices established procedures in the execution of assigned duties;
In the absence of the Foreman 3, you will act in the position as required.
As the Building Servicer 3 (WPS HQ), you will:

Monitoring and Operation of the Building Automation System, to adhere to the highest standards of a facility, with multiple programs and disciplines, each requiring strict operational guidelines for their specific function, in a fast paced and highly demanding, high stress work place environment.
Assumes responsibility for the shift lead and performs Power Engineering duties consistent with a large facility operating under a 4th class power plant classification.
WPS liaison, records keeping and training development.
Assist in operation of the Winnipeg Police Service Headquarters.
Your education and qualifications include:

Valid 4th Class Power Engineer’s Certificate.
Minimum of two (2) years Power Engineering duties in related classification, or equivalent combination of training and experience.
Experience in maintenance procedures of buildings, heating, ventilation, cooling systems and their components.
Experience in use of hand and power tools, and measuring instruments.
Proficiency in the use of personal computers.
Ability in the use and operation of the Computerized Building Management System (METASYS) or similar.
Ability with a work management system (MAXIMO) or similar.
Ability to verbally communicate effectively to internal and external stakeholders.
Ability to write effectively and concisely.
Ability to deal harmoniously with other staff, building users and the general public.
Ability to work independently with minimal supervision and organize tasks efficiently.
Ability to delegate and provide direction regarding the methods, practices, and operational duties while orientating new employees.
Knowledge of materials and chemicals related to the position including safe handling practices related to the position (WHMIS).
Mechanical aptitude is desirable.

Conditions of employment:

The successful applicant must maintain legal eligibility to work in Canada. If the successful applicant possesses a work permit, it is their responsibility to ensure the permit remains valid.
Successful completion and maintenance of a Winnipeg Police Service Level 3 Security Clearance satisfactory to the employer will be required from the applicant(s) or successful candidate(s).
Willingness and ability to complete Foremanship 1, Foremanship 2, and Foremanship 3 within 36 months.
Must be willing and able to work shift work, including days, evenings, weekends and holidays.
Must have a valid 4th Class Power Engineer’s certificate.
Must complete required training, such as WHMIS, Fall Protection etc. within a specified time frame and be willing to take upgrading courses as required.
Must possess a St. John’s Ambulance Emergency First Aid Certificate or willingness and ability to obtain it within three (3) months.
Must be physically capable of performing the duties of the position, including the ability to climb ladders, scaffolds, and work at heights, in confined spaces or in a warm, humid environment.
Must be able to work various shifts during the week and weekends including, days, evening and overnight. Must be willing and able to move locations per Management direction based on operational needs.
Knowledge of the occupational hazards and the safety precautions and regulations that are applicable to the position’s area of work.
Knowledge of City of Winnipeg safety regulations.
