The Opportunity: Reporting to the Operations Manager, this position provides a controlled building environment by monitoring, controlling, inspection, maintaining and repairing mechanical and electrical systems which provide heating, ventilation and air conditioning, water supply, sewage, fire protection and steam generation. The incumbent will perform assigned maintenance duties throughout the facilities, according to policies and procedures, legislated codes and regulations, to support a functional, reliable, safe and comfortable environment

 

Work Schedule & Location:

Flexible to work at various locations in close vicinity.
Required to work on a rotating shift basis including a combination of 12 hour and 8 hour shifts to support 7×24 hour operations.

 

What You Will Do:

Maintains safe operation of the plant as per Pressure Vessel Act and Operating Engineers Act.
Monitors all equipment and makes repairs to prevent any danger to plant personnel and/or equipment.
Performs diesel generator tests.
Performs Fire pump testing on scheduled basis.
Conducts safety tests at pre-determined intervals on plant equipment such as: safety valves, water columns, high and low water level cut outs, flame failure detection systems, pressure switches, etc.
Checks and makes repairs to auxiliary plant equipment such as: feed water heaters, boiler feed pumps, transfer pumps, chemical proportioning pumps, fuel oil pumps, condensate return pumps, condensate storage tanks, air compressors etc., making adjustments as required.
Ensure boiler water is analyzed on a routine basis and properly treated.
Ensure water softeners are regenerated when tests indicate this is required.
Inspect steam, water, air, gas, traps, pressure reducing valves, and regulators.
Read oil levels in tanks and order from suppliers as required.
Carryout rounds & inspection procedures on all equipment to maintain required tolerances, proper fluid levels.
Check shift logs, test and treat boiler and HVAC, water as required.
Inspect and repair pumps, compressors, generators and air handling units.
Perform preventative maintenance and repair duties on all mechanical equipment as necessary and complete paperwork as per PM procedures. Use air measuring equipment as required.
Assist tradesperson in repair of all systems when required.
Maintain cleanliness of power plant by cleaning, washing and polishing floors, equipment and boilers.
Offer assistance and advice to co-workers as required.
Extend courtesy and consideration to other staff, visitors and clients in the building.
To communicate and assist all support staff as required.
Work in Maintenance as required or instructed.
Permanent member of the in house emergency response team.
Keep accurate records in compliance with industry standards.
Record readings at start and finish of shifts on a daily log.
Participates in the development of maintenance programs, work schedules, and maintains records as required.
Performs duties in accordance with health, safety and facilities code legislation.
Respond to emergency call-ins, stand-by, shift rotation and overtime, as required.
All other duties as assigned.

 

Who You Are:

Minimum 5 years related experience in building operations
Minimum of a valid 4th Class Power Engineers Certificate for operating pressure vessels in Ontario
Sound knowledge of building systems including:Mechanical: Boilers, chillers, cooling towers, refrigeration, pumps, fans, motors, elevators, BAS and air conditioning controls
Electrical: High voltage systems, low voltage systems, primary and secondary transformers, HVAC controls systems, lighting and power systems, telecommunications systems, motor control centers, critical power emergency generators with UPS/ wet cell battery management
WHMIS, First Aid and CPR certification would be an asset
Relationship/Leadership Skills – Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with tenants, internal staff, contractors, suppliers and the public; self-motivated, professional and flexible; able to problem solve effectively
Organizational/Multi-Task Skills – Able to allocate one’s time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to work independently with minimal direction and respond quickly to emergency situations; organized and detail-oriented
Computer Skills – Good knowledge of Windows, Microsoft Office; knowledge of AutoCAD an asset
Police Clearance: A criminal verification check is required for employment
